Getting Renter’s Insurance

If you’re considering renting a house or an apartment you really need to consider these renters insurance resources.  Luckily, renter’s insurance is easy to find.  Most companies to offer auto and home insurance will also offer renter’s insurance.  Your landlord may also have some renters insurance resources for you.

What it Covers

Standard rental insurance covers damage caused by fire or lightning, windstorms, explosions, smoke, water damage caused by the leakage inside the house, vandalism, theft, and even a volcanic eruption.  There are several other things that a standard policy will cover, but none of them cover damage from floods or earthquakes.  Generally, you need an additional policy for those items. 

Considerations

One important consideration when evaluating various renters insurance resources is whether the company offers you the coverage at actual cash value or replacement value.  If your policy covers actual cash value then it will only cover the amount that your belongings were worth at the time of the losses.  For example, the TV you purchased for $800 might only be covered at $300 because it is four years old.  Replacement value, on the other hand, will replace your damaged items with similar items regardless of the cost.

Taking Stock

If something were to happen that cause the lost your belongings you would not want to sit with an insurance adjuster trying to remember all of your goods.  In order to have a complete list of your belongings you should start by taking a picture, or several pictures, of each room.  Then, walk around each room with a notepad and write a simple list of all of your belongings for each room.  Do this for each room in your house, and then store it in a safe place like a safety deposit box.

Other Coverage

Renter’s insurance often covers your expenses if you have to live somewhere else while repairs are being made after a loss.  Your insurance should also have a liability coverage that will cover you in the event that anyone gets hurt on your property.  These are both important coverage is to have when you consider how much you might pay out of your own pocket if you did not have them.

Renters insurance resources are more common than ever.  In fact, many apartment buildings and landlords are starting to require tenants to carry renter’s insurance.  It really is affordable and in the event of a loss you would be very happy that you had it.
